Leveraging $45,000 with Compass Concierge to Increase Bottom Line in Selling Home |
| | Recently, a client contacted me to sell their home. After our initial consultation, I discovered that their home was in need of a major renovation including all new kitchen with new cabinets and appliances, new floors, new lighting, and interior and exterior paint. The seller did not have money for the renovation and would have to sell their home in its as is and present conditions. The current value of their home, based on their current conditions, would have been about $800,000. Being a Compass agent, my company is able to offer any seller up to $45,000 in loan via the Compass Concierge Program to renovate their home. There is no upfront cost to receive this fund but a flat fee of $750.00 to be paid at closing. As a seller, you can utilize any and all of the $45,000 of funds available to you, including up to $5000 cash to be deposited into your account. All you have to do is pay back the funds you had utilized and the $750 fee at the close of escrow. In this case, after utilizing all of the $45,000 allowable funds to renovate their home, we were able to list their home at the starting list price of $999,000. After 6 days on market, we ended up with multiple offers and sold it at $1,050,000. That is $250,000 more than the seller anticipated with an investment of $45,000 in renovation. Our happy seller, like many others, utilized the Compass Concierge Program to garner more money for their home and it proved to be a huge win in this market! |

| THANK YOU to all who came out for our 8th Annual Mony Nop Turkey Drop in support of the Tri-Valley Haven's Holiday Program. With the community's generous support, we collected 120 frozen turkeys, $1,640 grocery gift cards and $1,400 in cash donations within 3 hours! All of the proceeds go towards families & individuals within our local community who need it most at this time of year. We'd like to give a special shout out to our volunteers from Tri-Valley Haven & SEWA International for spending your Sunday morning to help out! | Mortgage rates hitting their lowest since September : Mortgage rates declined further during the Thanksgiving holiday and have reached the lowest point in nine weeks. According to the Mortgage Bankers Association’s weekly mortgage application survey, total mortgage applications for the week ending November 17 climbed 3% compared to the prior week. While mortgage demand is still below the historical norm, the increase observed in the past month is encouraging and the market will hopefully see more improvement in the coming weeks if rates continue to decline. Limited Inventory in California Continues to Drive Demand: Many areas in California, such as the Tri-Valley are experiencing a shortage of homes for sale, leading to increased competition among buyers and rising prices. Buyers are Still Buying : Despite the current interest rates, buyers are still out hunting for a home as they realize that homeownership is a long-term gain and not a short term cost. Throughout our recent Open Houses over the past weeks, we have observed that buyers are still out there! Which means Sellers still have an opportunity to sell granted the home is prepared properly, presenting well AND priced right! |
