November 2023 Highlights
Leveraging $45,000 with Compass Concierge to Increase Bottom Line in Selling Home Recently, a client contacted me to sell their home. After our initial consultation, I discovered that their home was in need of a major renovation including all new kitchen with new cabinets and appliances, new floors, new lighting, and interior and exterior paint. The seller did not have money for the renovation and would have to sell their home in its as is and present conditions. The current value of their home, based on their current conditions, would have been about $800,000. Being a Compass agent, my company is able to offer any seller up to $45,000 in loan via the Compass Concierge Program to renovate their home. There is no upfront cost to receive this fund but a flat fee of $750.00 to be paid at closing. As a seller, you can utilize any and all of the $45,000 of funds available to you, including up to $5000 cash
October 2023 Highlights
A long time Livermore resident, James, is an experienced real estate investor with a portfolio of residential rental properties, including a townhome in Livermore. Because the value of his townhome appreciated significantly over the years, James was interested in selling this property. However, James was concerned about the tax implications as a result of selling. James and I grabbed a cup of coffee and spoke in length about utilizing the IRS Code 1031 Exchange to sell his townhome as this would allow him to defer his capital gains taxes by re-investing the proceeds from the sale into another like-kind property or even multiple investment properties. We successfully sold Jame's townhome in Livermore for a fabulous price and worked with a 1031 Exchange company (known as an intermediary) to facilitate this transaction. All proceeds from the sale of his home were held by this qualified intermediary

Taking Advantage of Proposition 19 Proposition 19 – The Home Protection for Seniors, Severely Disabled, Families, and Victims of Wildfire or Natural Disasters Act A few months ago, our team helped a client sell their home in Livermore in order to buy a new home in the Sacramento area. Our clients bought their home years ago at the original purchase price of $330,000. After 6 days on the market, we successfully sold their home for $1,200,000. Shortly after, our client was able to achieve their goal of finding their next home in the Sacramento area and bought at $1,400,000. As in this client story, they utilized Proposition 19 to transfer their property tax base and homeowners can do so up to 3 times after the age of 55. However, the caveat is that you must purchase another home at the same (or higher) sold price of your previously sold home. Here's how it played out for our clients:
